Rezoning plan approved

The DeKalb Plan Commission agreed to rezone the former Stadium Club property from general commercial to light commercial Wednesday.

Principal Planner Russ Farnum said the change had to be made because the property, 1311 W. Lincoln Highway, is zoned so that apartment units cannot be on the ground floor.

Since the property has been sold, Stadium View Apartments, who purchased the property, wants to put apartments on the ground floor.

The commission approved the plan under the condition that the property will be developed in the general conformity that was proposed, that there are no more than 24 units with two bedrooms each and an increase in the number of density, units or bedrooms has to be brought back to the plan commission and city council for approval.

The plan commission also approved to rezone the property in the northwest corner of Lucinda Avenue and Russell Road from multiple-family residential to light commercial.

It was approved under the same conditions as the Stadium Club property, except that it can have only 12 units.

The DeKalb Florist and Greenhouse received a special-use permit for self-storage units on the northern property of 2131 E. Lincoln Highway. That property also will be rezoned from single-family residential to general commercial.

Farnum said the property owners also wanted an entrance way on Peace Road, but it was not approved because it is a heavy traffic area.

Plan Commission Chair Rich Fassig raised concerns about what color the building would be. He said it should be neutral colors because a lot of attention should not be on the building.

Commission member Nolan Davis agreed and said that building shouldn’t be a distraction because of its location.

Property owners and the plan commission agreed that the roof would be burgundy and the walls would be ivory.
